Technical direction

Professional responsibility for the technical direction of the project during execution. Every public or private construction project must also have an official construction logbook.

Service description

This service assumes the technical direction of the project during its execution stage, according to the professional responsibilities applicable to the type of work and the requirements established by the relevant technical and legal framework. Technical direction involves ensuring that the work is executed according to drawings, specifications, design criteria, applicable standards and good construction practices.

It also includes responding to technical questions and coordinating with responsible professionals, contractors, subcontractors, the owner and other project stakeholders. In Costa Rica, the Organic Law of the Federated College of Engineers and Architects establishes that public or private engineering and architectural works must be designed, calculated, supervised, directed and executed by active CFIA members, as applicable.

Every construction project must have a technical director and an official construction logbook. The logbook functions as the formal record of the construction process, where the responsible professional documents visits, observations, technical instructions, relevant conditions, progress, corrections, incidents and other information necessary to evidence professional control during construction.

The logbook must be kept updated according to applicable requirements and serves as technical, administrative and professional support for the project’s development.
